- Insurance advice: Building, Contents, Legal, Rent and Maintenance
- Advise utilities of current status
- Arrange for property to be to marketable standard
- Prepare documentation between Landlord and Castle Estates
- Advertise in local press
- Circulate details to associated Estate Agents
- Contact any existing Tenants on file
- Pursue and advise all possible Company contacts
- Enter details on Web site
- Hold accompanied viewings
- Prepare documentation between Tenant and Castle Estates
- Reference check applicants
- Reference check guarantors, if required
- Advise Tenants on insurance
- Develop good relationship with Tenants
- Prepare Tenancy agreement
- Check Tenant in at property
- Issue documents and relative legal notices
- Collect deposit and first rental payment
- Countersign inventory with Tenant
- Release keys
- Advise Tenant of maintenance procedure
- Advise utilities of new Tenant start date and readings
- Arrange for stamping of documents (If required)
- Forward copy of agreement to Landlord
- Collect rent monthly by standing order
- Hold Tenant dilapidation monies in Client account
- Pay clients monthly using CARL operating system and Internet banking (Ensuring payment reaches Landlord as soon as possible)
- Issue monthly statements
- Hold quarterly inspections
- Report to Landlord following inspection
- Deal with maintenance issues as they arise
- Confirm action required with Landlord
- Chase any arrears using Castle system letters and timetable
- Deal with arrears promptly and efficiently and advise Landlord
- Advise and pursue all persistent debt to a conclusion
- Accompanied checkouts
- Advise utilities final account details
- Release bond upon satisfaction of condition of property
- Drive past and checks whilst property empty
